Finally! A clear sign interest rates are easing

Lamorinda Market Perspective: Interest Rates Begin to Ease
After climbing steadily for the past few years, interest rates are finally showing signs of relief. From pandemic-era lows near 3% to highs above 7%, buyers in Lamorinda have faced one of the most challenging affordability environments in decades. Now, with signs of the economy cooling and inflation easing, mortgage rates have begun to edge lower.

Labor Market significantly weaker than originally measured
A significant signal came from the Bureau of Labor Statistics. In September, the BLS revised down its job creation figures by approximately 911,000 fewer jobs for the 12 months through March 2025. That means instead of the 1.8 million jobs originally reported, only about 900,000 jobs were actually created over that period.

Wholesale inflation has also shown signs of moderation. In August 2025, the Producer Price Index (PPI) for final demand declined by 0.1% month-over-month, the first decrease in four months. On an annual basis, the PPI rose 2.6%, down from 3.1% in July. Core PPI, which excludes food and energy, also fell 0.1% month-over-month, another promising sign inflation is in check.

Combined with the job revisions, this softer inflation data suggests the labor market and broader economy are not as strong as previously thought—opening the door for the Federal Reserve to cut rates for the first time in years.
The housing market has already begun to respond. Thirty-year mortgage rates have slipped to around 6.50% as of early September, down from the 6.7–7.0% range seen earlier in the year. That marks the lowest level in nearly 11 months. Even small shifts like this can have an outsized effect locally, particularly in Lamorinda, where affordability is a key factor for entry-level and mid-range buyers.

In practical terms, expect renewed competition first in Lafayette, Moraga, and Orinda’s more attainable segments, where a half-point reduction in rates can open the door for families who were previously priced out. If the Fed follows through with multiple rate cuts, momentum could ripple upward into higher price points as confidence builds.

What this means: Sellers may see increased foot traffic and stronger offers as affordability improves, while buyers could face rising competition if they wait too long. In Lamorinda’s low-inventory environment, even modest declines in rates can quickly shift the balance of the market.
